For UAE fit-out and trades contractors

Did that villa actually make money?

Folioz keeps every quote, vendor invoice and site cost against the job it belongs to. You see your margin while the job is still running, not three months after the handover.

    The idea in one picture

Every bill, pinned to the job it belongs to.

Stone, joinery, paint, transport, the snag fix. Each one lands on Villa 12 the moment you log it, so the job always knows what it has cost.

Example figures, ex-VAT. Each line came from a document, so nothing is typed twice.

    • 6 to 1The places a job's answer hides today, and the one address it lands at instead.
    • 0 retypingLog a bill once and it becomes a job cost, with 5% VAT worked out for you.
    • 60 daysOf warning before a visa, labour card or licence runs out. A warning, never a block.
    • 2027The year UAE e-invoicing starts for most businesses. We are building the invoice data your provider needs.
    The problem

The answer is in six places. You are looking in one.

The quote is a spreadsheet. The invoice is a photo in a WhatsApp group. Labour is a notebook. The visa date is in somebody's head. Nobody can say if the job made money until it is long over.

Folioz gives all of it one address: the job.

    How it works

One thread, from quote to profit.

Everything you do for a job hangs off the same line. Nothing is typed twice, and every number can be traced to the document behind it.

    1. Quote it, and keep every version

Quotations with line items and a full version history. When the client changes their mind, v2 doesn't overwrite v1. Both are there, linked by the same number.

      Joinery, lump sum68,000.00
      Total ex-VAT160,000.00
      VAT 5%8,000.00
    2. Order it, with changes on record

Purchase orders to your vendors, numbered automatically. Price changes become variations on the order, not a phone call you'll forget.

      Variation 1: extra slabs+ 4,000.00
      Order value ex-VAT52,000.00
    3. Log the invoice once. It becomes a job cost.

Pick the project when you record a vendor invoice and it lands in that job's costs automatically. VAT is calculated for you. Part-payments and paid, partial or unpaid status are tracked as you go.

    4. Get paid on a schedule you can see

Payment milestones for the client, change orders when scope grows, and extra works logged against the job so they get billed instead of absorbed.

    5. Invoice and receipt, branded and numbered

Invoices, statements and payment receipts as clean PDFs with your logo and bank details. Numbers run per company, per type, per year, so they never collide or skip.

    6. Know where the job stands today

Revenue, vendor costs and extra costs per project with the margin worked out, not guessed. Labour from attendance is the next piece, and we say so rather than pretend.

    Built for family groups

Two companies. One crew. No muddle.

Many UAE contractors run two or three legal entities that share the same workers and the same vendors. Most software pretends that isn't a thing. Folioz starts from it.

    Legal entity

    Company A

      Shared crew. Tap a person.
      Legal entity

      Company B

One worker, one record. Their days, costs and payroll are tagged to whichever company the work was for, and VAT and corporate-tax figures are always worked out one company at a time, never blended. Example data shown.

        Compliance, quietly

Visas don't expire quietly. Now they can't sneak up.

Visa, labour card, Emirates ID, trade licence and your vendors' insurance and safety papers get flagged inside the 60-day window. It's a warning, never a block, so a late renewal doesn't stop your site. Drag the date and watch.

Example data. Reminder emails to your company's team are built too.

          The deadline you can't ignore

UAE e-invoicing is coming for every business.

Not just the VAT-registered ones. If you invoice another business or a government entity in the UAE, you'll issue structured electronic invoices through an accredited provider, and you'll receive supplier invoices the same way.

          • 01Under AED 50M revenue? Appoint your accredited provider by 31 March 2027 and be live by 1 July 2027. Larger businesses have earlier dates.
          • 02Invoices must go out within 14 days of the transaction. Not appointing a provider on time costs AED 5,000 for every month of delay, and a missed invoice costs AED 100, up to AED 5,000 a month.
          • 03Folioz is not a provider and doesn't pretend to be. We're building the part before it: correct, numbered invoice data, handed to the accredited provider you choose. In progress, not live.

Are you ready? Five honest questions

          Tick what's true today.

          Your people's data

Built like it's holding your payroll. It is.

Salaries, Emirates ID numbers, bank details and client prices are exactly what a contractor should worry about. Here is what's in place.

          01

          Two-factor for everyone

Every sign-in needs an authenticator code. There are backup codes for the day a phone goes missing.

          02

          Walled off twice

One company's data is kept apart from every other customer's by the app and again by the database itself, and we test that on purpose.

          03

          A trail for every change

Sign-ins, security events and data changes are logged, and the logs are never quietly deleted.

          04

          Sensitive actions ask twice

Changing bank details or sign-in methods needs your password again, and the Owners get an alert.

          05

          Roles that mean it

Owner, Admin, Manager, Staff and Viewer, with a permission matrix. The last Owner can't be removed.

          06

          Take it, or delete it

Download your data any time. Ask for deletion and you get a 30-day window to change your mind.

Before real customer data goes in We will run an independent security scan, prove a full restore from backup, and publish a privacy policy and terms checked by a UAE lawyer. Until those are done, no customer's real payroll goes into Folioz. We'll tell you when they are.
          Straight answers

          Questions people ask.

          Who is Folioz for?

UAE fit-out, joinery, marble and stone, MEP and other trades contractors with roughly 5 to 50 staff, especially those running one to three companies that share labour and vendors. If you sell retail or want a full accounting suite, it isn't the right tool.

Does it replace my accountant's software?

No, and it isn't meant to. Folioz is the layer that shows profit per job. Your books stay where they are. An export pack your accountant can import is on the list.

          Can I use it today?

Not yet. We're letting people in from the list in small batches, starting with a few contractors who'll work closely with us. Join the list and we'll tell you when your spot opens.

          What will it cost?

Not announced. We'd rather price it against what one badly costed job costs you than guess a number now. People on the list hear first.

          Does it do e-invoicing?

We're building the invoice data and the hand-off to the accredited provider you choose. It is in progress, and we won't call it "compliant" until it has been tested end to end with a provider. Folioz will not be an accredited provider itself.

Can my site team send photos on WhatsApp?

That's the plan: photograph an attendance sheet or an invoice, a person confirms the figures, and it's saved. It isn't built yet, and nothing will ever be saved without a human check.

          Is my data safe?

See the controls above. We only describe things that exist and are tested, and we'll tell you the moment the pre-launch checks are done.
